The Challenge
Finding a brand new facility in a prime location, featuring wide frontage and high visibility along a main road, was particularly difficult. This location was crucial for effective signage and corporate branding, especially since there were no viable alternatives nearby. Additionally, Ichor required a long-term lease that would provide stability and flexibility, making the search even more complex.
How we helped
VestAsia was able to leverage our extensive market knowledge and negotiation skills to secure a long lease of 21 years, with an option for the tenant to pre-terminate after 12 years, ensuring flexibility on Ichor’s part. Our team negotiated a highly competitive rental rate, despite challenging landlord market conditions, and established favourable terms, including a cap on rental reviews every three years without a rental floor. Furthermore, we successfully arranged a rent-free period significantly longer than the market norm, allowing Ichor to optimise its initial investment and operational setup.
